The 685 acres under development within the City of Weed, California, have been master planned for an integrated community that functions as a single unit with a single purpose, productivity and livability.

During the past 2 years private enterprise, the Economic Development Agency and the State of California have spent over $4 million on infrastructure within or adjacent to this South Weed development. The Shasta Business Park is the first development to get underway. The improvements will allow and encourage business and industry which in turn will create new jobs for the area. There are 250 acres available for business and industrial development. Located somewhat equidistant from Portland/Seattle to the north and the Bay Area/Southern California to the south, makes this an ideal place for distribution centers. Couple this with an abundance of semi-skilled and underemployed labor, tax incentives from the Enterprise Zone and other tax benefits and you have the ideal location for an efficient and functional distribution facility.

Crystal Geyser Spring Water Bottling Company has purchased 30 acres of land in the Shasta Business Park to construct what will become the largest spring water bottling plant in the World. The water from Mt. Shasta is the purest of all water. From carbon dating, its age of over 8,100 years and the filtration processes it has gone through makes it the very best. This same water is available to the residents of this integrated community.



Why Relocate to Weed
The 180 acres of business/industrial property is centrally located between Portland and Seattle to the north and the Bay area and southern California to the south. The main north-south Union Pacific rail line borders the 90 acre parcel to the east. CORP (Central Oregon Pacific - a subsidiary of RAILTEX) rail line begins in Weed and runs to Eugene, Oregon, then to the Oregon coast. Highway US-97 begins in Weed and continues to Canada. All of this comes together in Weed.



Residential
The residential development will be designed such that there is no quick and easy entrance or exit. This type of street design discourages unwanted visitors. It affords better security for the residents. The integrated design also includes campus style offices that are within walking or biking distance of your home. The office buildings will also include exercise facilities.



Environmental
We have had the CEQA (California Environmental Quality Act) studies completed with all recommended mitigation measures. There are 20 federal and states agencies involved in this process. Also, we have addressed wildlife refuge and deer migration issues. The wetlands have been delineated. All of these issues have little impact on the overall development of the property. While there are wetlands along the creek, these can be used as part of the rear yards of residential home sites in a bio diverse habitat zone. There are about 10 - 20 acres that must remain open space.



Employment
The unemployment and underemployment rate in Siskiyou County is about 25%. The enterprise zone incentive is 50% credit for wages paid to qualifying workers the first year of employment, 40% the 2nd, 30% the 3rd , 20% the 4th and 10% the 5th. In addition, there are incentives for lenders making loans in the enterprise zone which translates into lower interest rates. Further, there is gap financing available amortized over 10 years with interest rates as low as 3% with this secondary gap financing up to 90% loan to value. In addition, there are grant monies to assist start up costs for employers. There are lots of qualified workers living in the County and many others that have moved because of the lack of employment that would return is jobs were available.



Educational
Weed also is home to College of the Siskiyous. This 2 year liberal arts college for 750 full-time and 2,700 part time students has an excellent record and provides the core lower division classes for bachelor degrees as well as a number of two year associate degrees. This translates into more individual attention for your children, grades K-12.
